  • We thoroughly vet each new tenant with a very stringent process (Credit checks using TPN, Collecting and assessing bank statements, Collecting and assessing most recent payslips and Relevant reference checks)
  • We collect a deposit and the first month’s rent from the tenant and keep the tenants Deposit in our Trust account
  • We sign a lease with both the tenant and landlord
  • We facilitate the key handover and entry inspection
  • When the tenant moves in, they communicate directly with Tribeca Homes regarding any administrative and maintenance issues
  • We coordinate the maintenance and pay the service providers/contractors on the landlord’s behalf where necessary
  • We issue the tenant with a monthly invoice – including their rent and any utilities
  • We can pay accounts on behalf of the landlord, deducted from the rental amount if required
  • We issue a monthly statement to the landlord
  • We consistently monitor the tenant and score to the Tenant Profile Network
  • We can do interim inspections of the property if required

Costs –  6.5% finder’s fee and 4% monthly management fee per month (Plus VAT)

  • We offer the same as option 1 above, the only exception is we don’t facilitate or manage any maintenance issues

Costs –  6.5% finder’s fee and 2.5% monthly management fee per month (Plus VAT)

  • After the tenant moves in, the landlord deals directly with the tenant regarding all account and maintenance issues

Costs  – 7% finder’s fee (Plus VAT)
